What Are Garage Door Seals Made of?

Most seals are vinyl polymer and rise to a maximum height of about 1/2 inch. One side is designed to match up with the garage door for a tight seal against an uneven floor. Standard colors include gray, black and tan.

Installing a Garage Door Seal

We do not recommend DIY installation. This is an easy job for your local garage door company! In general, installation goes like this:

  • Unroll the garage door seal to let it relax into a flat position. This process goes faster if the seal is laid in a warm spot.
  • Clean the area where the garage door meets the floor to encourage good adhesion.
  • Lay out the seal from one edge of the garage door opening to the other and cut it to the proper length.
  • Manually close the garage door onto the seal so you can adjust it to a precise location, and mark the location of the seal on both sides along the floor.
  • Open the garage door. Move the seal so it’s out of the way.
  • Apply glue between the pencil marks on the garage floor according to the directions. Lay the floor seal back down in its proper spot and press down firmly.
  • Close the door on top of the seal to create pressure. Leave the door closed for 24 hours to maximize the bond between the floor and the garage door seal.

Why Are My Windows Foggy?

Most homes today have double-pane windows with a pocket of air trapped between. These are better at keeping heat and cold out than single-pane windows. Their efficiency climbs even higher with the addition of argon or krypton gas, window films, and coatings.

Unfortunately, even with advanced technology at our disposal, the seal around double pane windows sometimes breaks, allowing moisture to enter and condensation to form on the inside of the glass. Learn why this happens and how to fix foggy windows.

Why Do Windows Fog Up?

  • Water damage: The bottom window seal can deteriorate when exposed to water. To prevent standing water from collecting around a window seal, the glass should be elevated above the sash, and weep holes should be present to allow for drainage.
  • Heat damage: South-facing windows are most likely to succumb to heat damage. As the air between the panes expands in the heat, the window bows outward. It returns to normal when the heat lessens, but this repeated process can soften and loosen the window seal until a crack forms and lets moisture in.
  • Old age: Even the most elastic, durable seal can’t last forever. Perimeter seals start to dry out and crack eventually. Fortunately, windows usually come with a 10- to 20-year warranty, which is pretty impressive considering the abuse they withstand.
  • Impact: An impact alone is rarely enough to break a window seal, but if it’s already been weakened by any of the above causes, an impact could be the final straw.

How to Fix Foggy Windows

When a window seal fails and the interior starts to fog up, window replacement is the only viable way to remedy the situation. Repairs are usually not cost-effective in most cases.

The best way to prevent foggy windows in the future is to invest in high-quality products! Look for products with a good warranty of at least 10 to 20 years. Then, ensure good air circulation both inside and out to prevent condensation that can drip down the window and damage the seal. Keep your windows clean and seal sash frames with caulk when they begin to separate to increase the window’s longevity.

Modern garage doors complement modern and contemporary style homes. Our modern style garage doors are made of aluminum and full-view glass.

Materials

  • Steel: Steel is the traditional garage door material—it is durable and low-maintenance. However, steel garage doors can dent and rust if not properly cared and maintained for.
  • Aluminum: These garage doors provide a very modern and sophisticated look for homes; they are also available in many colors and finishes and are relatively low-maintenance. But aluminum garage doors are not as insulated as other garage doors and, therefore, aren’t ideal in extreme temperatures.
  • Wood: Wood garage doors offer distinctive beauty and fine craftsmanship that many people find appealing, but these kinds of doors require a little more maintenance than others. Staining, painting or water sealing is required every few years.
  • Fiberglass-clad: Consider a garage door with a fiberglass exterior if you want the look of wood without as much maintenance. You may need to apply a clear protectant every few years, but fiberglass-exterior garage doors don’t require much upkeep!
  • Vinyl-clad: Garage doors with vinyl exteriors are more resistant to rusting and don’t require painting. Vinyl-exterior garage doors, however, aren’t recommended in extreme heat.

  • Clean the garage door track: We don’t recommend lubricating the garage door track in an attempt to alleviate noisy operation. What is needed is a simple cleaning with a damp cloth followed by a clean dry rag. A small amount of WD40 may be appropriate for removing any sticky residue on the track.
  • Realign the sensors: The sensors at the bottom of the garage door act as a safety feature. When a pet or child interrupts the beam while the garage door is closing, it reverses to prevent trapping anything beneath it. Check for a blinking light. If you see this error indication, the sensors should be realigned.
  • Lubricate the appropriate components: The chain rail, hinges, stems, metal rollers and other components should be lubricated when the garage door becomes noisy. While some parts require lubricant to function properly, others can be ruined by it, which is why you should leave this job to the professionals.
  • Inspect and reset the opener if necessary: Regular inspection can help prevent problems with the garage door opener before they begin. A reset is also an option if your garage door stops working properly.
  • Inspect springs, cables and hardware: A quick visual inspection can help determine if you need a garage door tune-up, maintenance tasks should be left to a pro. A service technician can make necessary adjustments or repairs to keep the garage door in good working condition.
